Replacement is a different job from installation, even though the finished roof looks the same. On a replacement you are inheriting somebody else's decisions, and you do not find out what they were until the old roof is off.
Most Tucson replacements come from one of three places. An asphalt shingle roof that the sun has finished with, usually somewhere between twelve and twenty years in rather than the thirty the packet promised. An exposed fastener metal roof from the nineties where the screws have walked loose and the washers have gone hard, so the panel is fine and the fastener line is not. Or a house that has been coated and recoated until the coating is the only thing holding the assembly together.
We will tell you which of those you have, and we will tell you if the answer is that you do not need a replacement yet. A roof with five honest years left is worth five more years of use.
