01Why metal, here
Roofs do not die of old age in Tucson. They die of sun.
Something like three hundred and fifty days a year of direct light, at altitude, where the ultraviolet is harder than it is at sea level. A temperature swing every single day that makes the roof grow and shrink, over and over, for its whole life. Then two months of monsoon that arrives sideways behind a wall of wind and finds every detail that was not quite right.
That combination takes an asphalt roof apart from the inside, drives the life out of sealant years before it finishes the material around it, and works the fasteners on an exposed fastener metal roof steadily loose until a July storm shows you where they are.
A metal roof, detailed properly for this specifically, is the system that outlasts all of it. Detailed carelessly, it is a roof that leaks in its eighth summer.

Yes, and the reason is the sun rather than the rain. Metal has no volatiles in it to be baked out the way an asphalt shingle does, so it does not go brittle, curl or shed granules under ultraviolet. A light coloured coated metal roof also reflects a large share of the radiant heat that would otherwise end up in your attic. The catch is that desert heat is hard on fasteners and sealant, so the details have to be right.
This is the question we get more than any other in Tucson, and the short answer is no, a light coloured metal roof generally runs cooler than the asphalt roof it replaced. Metal feels hot to touch because it conducts heat quickly, which is not the same thing as sending heat into your house. What determines that is how much sunlight the surface reflects and whether the assembly underneath is vented and insulated. There is a full explanation on the blog.
For most Tucson houses with any real pitch, a light coloured metal roof is very hard to beat on length of service and heat rejection. On genuinely flat roofs a foam or membrane system is often the right answer instead, and we will tell you that rather than sell you something unsuitable, because we do not install those and have nothing to gain from it.
Longer than the alternatives, and here the limiting factor is usually the coating and the fasteners rather than the steel. We are not going to attach a specific year count, because it depends on the system, the finish, which way the slopes face and whether anyone maintains it. What we will say is that a metal roof is normally the last roof a Tucson house needs, and asphalt is normally not.
