What a Metal Roof Costs in Tucson

What drives the price, why two quotes for the same house can be thousands apart, and the questions to ask before you sign.

Nobody can tell you what your metal roof costs without seeing it, and anybody who gives you a firm number over the phone is guessing or selling.

That is not a dodge, and this post is not going to leave you with nothing. What we can do is tell you exactly what moves the price, which is genuinely useful, because it lets you read two different estimates and understand why they disagree. Most of the time the gap between a cheap quote and an expensive one is not profit margin. It is scope.

The seven things that actually move the number

Roof area, but less than you would think

Square footage is the starting point and it is the input people fixate on. It is rarely the reason two quotes differ, because everyone measures roughly the same roof.

Pitch

A steeper roof is slower and needs more safety equipment. It also determines which panel systems are even permitted. Below a certain slope, a lapped exposed fastener panel is not an option regardless of budget, and plenty of midtown Tucson houses are below that line.

How many layers come off

This is one of the biggest swings, and it is the one most often got wrong on a phone estimate. One layer of shingles is a different tear off and a different disposal cost from three. Nobody knows what is up there until somebody looks.

Penetrations and details

Every vent, stack, skylight, chimney, parapet, wall junction and swamp cooler curb is a detail that has to be formed and flashed. Two houses of identical square footage can be thousands apart because one is a simple gable and the other has a cooler, three vents and two valleys. Details are where roofs leak and where the labour is.

Panel system

Exposed fastener is the cheapest metal option. Standing seam costs meaningfully more, because there is more metal in the panel, more hardware under it, and much more labour in forming and closing the seams.

Deck condition

Unknowable in advance. This is why a good estimate contains a deck repair rate and an allowance rather than silence. Silence does not mean it will not happen, it means it becomes a conversation you have on day two with the roof already open.

Access

Where the truck goes, where the dumpster goes, how far material has to be carried. On a midtown lot this is minor. On an acreage property out toward Vail with a long gravel driveway and a gate, it is not.

Why two quotes for the same house differ by thousands

Almost always scope, and almost always in the same handful of places.

Check whether the tear off is included or whether they are proposing to go over the existing roof. Check the underlayment specification, because a high temperature underlayment costs more than a standard one and in this heat it is not optional under metal. Check whether flashings are being formed new or reused. Check whether there is a deck repair rate. Check the panel gauge and the coating specification, because those are easy places to save money invisibly. And check what is excluded.

A cheaper estimate is often a genuinely cheaper job, and sometimes that is fine and sometimes it is a roof that needs attention in eight years instead of thirty.

What we will not tell you

We will not quote a price per square foot for this market sight unseen. Every time somebody does that, it either sets an expectation that a real roof cannot meet, or it turns out to be a number that was true somewhere else in a different year.

What you get instead is a measured, itemised number for your roof, written after we have been on it, with the scope and the exclusions spelled out beside the price.

The questions worth asking whoever quotes you

  • Did you get on the roof, and can I see the photographs?
  • How many layers are up there?
  • What is the deck repair rate and is there an allowance in this number?
  • What underlayment is specified, and is it rated for the temperatures under a metal roof?
  • Are flashings being formed new or reused?
  • What panel gauge and what coating?
  • What is excluded from this estimate?
  • What happens to the schedule if we get a monsoon week?

A contractor who answers all eight without getting defensive is the one to hire, largely independent of which number they wrote down.

When it is worth getting a number

  • The roof is fifteen years old or more and has never been properly assessed
  • You have one estimate and nothing to compare it against
  • Somebody has told you it needs full replacement and you want that checked
  • You are deciding between repairing an existing metal roof and replacing it
  • You are budgeting for next year and want a realistic figure to plan against

How much does a 2000 square foot metal roof cost?

Square footage alone will not get you there, which is why the honest answer is a written estimate on your roof rather than a figure here. Pitch, layers, penetrations, access and panel system can move two identically sized houses a long way apart.

Is $30,000 too much for a roof?

It depends on the roof, and that is genuinely not evasion. A large, steep, complicated roof with multiple layers to strip and standing seam going back on can reasonably reach that. A simple single storey gable should not. What tells you whether it is fair is whether the estimate breaks down what you are buying.

What is the cheapest month for roofing?

Usually the quiet stretches when crews are trying to fill a calendar. In Tucson the complication is that the quiet months and the comfortable working months are not the same months. Summer is brutal and monsoon disrupts scheduling, so autumn and winter are busy. The saving from timing is real but modest, and it is not worth rushing a job for.

How much should a standing seam metal roof cost?

It is meaningfully more than exposed fastener, and the gap on your roof depends on run length, pitch and detail count. We price both so you can see the actual difference rather than a general one.

Does a metal roof increase home value?

It generally helps, because a buyer sees a roof they will not have to replace. How much depends on the house, the neighbourhood and the appraiser, and we are not going to put a percentage on it. Be wary of anyone who does.
